We clear junk and run cleanouts throughout Findlay Creek, between Leitrim Road and Rideau Road on the south side of Ottawa. Two things here change how a job is booked. The community is still being built, on a phase schedule with a finish date. And it sits against a protected bog, which makes drainage a question about your lot rather than your postal code.
The rest is straightforward. Findlay Creek is inside the urban boundary on full municipal water and sanitary sewer, so there is no well, no septic bed and no rural surcharge argument anywhere in it. Bank Street and Albion Road are the principal routes downtown, and a loaded truck uses the same two.

Almost no Ottawa suburb can tell you when it will be finished. This one can. The community association's own timeline puts the start of development at 2002, running through 22 phases with completion scheduled for 2027. Findlay Creek Village was launched by two builders rather than a dozen, Tartan Homes and Tamarack Homes, and their sixteen models stand in a row down Kelly Farm Drive. The village alone is planned to reach about 5,000 homes, and the surrounding projects carry their own names: Cowan's Grove, Lilythorne, Pathways at Findlay Creek and The Leitrim Flats.
That schedule is why two unrelated jobs get booked here in the same week. On the 2002 to 2010 phases the houses are past twenty and the first wave of replacement has arrived: the original deck, the fence, the builder appliances. Three streets away the call is renovation debris, packaging and offcuts.
What the schedule replaces is access. A working phase means shared road space, mud, and a boulevard that may not be sodded yet, so we ask which phase you are in before we say where the truck will sit.
The land became buildable because a boundary was moved.
Wikipedia describes the Leitrim Wetlands, also called the Albion Road Wetlands, as a large provincially significant bog just south of the Findlay Creek neighbourhood. The fight over it ran more than a decade and took in an Ontario Municipal Board hearing and an Environmental Review Tribunal hearing. In 1991 the province altered the wetland boundary, removing one fifth of it and opening that land to development. Roughly 330 hectares were preserved, and the 500-metre Findlay Creek boardwalk that borders it was built with developer contributions.
What remains is unusual ground: marshland, cedar swamp and a calcareous fen, which All Things Home notes is rare in the Ottawa area, supporting 90 bird species year round and 40 more on migration. It is the community's signature amenity, and the reason the water table here has been argued about since the 1980s.
What that means on the day
Drainage behaviour is not uniform across Findlay Creek, so we treat it lot by lot rather than as a rule about the community. A loaded truck is a real load on a soft shoulder or a wet lawn, so we stage on hard surface and ask before crossing grass. If a back yard is holding water, say so on the call and not when we are reversing.
The harder line is work that touches the ground near the wetland edge. Grading, drainage and excavation there sit under city and conservation requirements, and that gets checked before anything starts rather than after. We haul and we clear. When a job needs an approval we do not hold, we say so at the quote.
A bin in the road needs a permit. A driveway does not.
Where whole phases are under construction, road space is the scarce thing. The City of Ottawa names a roll off or disposal bin in a roadway or public laneway directly on its list of works requiring a temporary construction related encroachment permit, issued under Road Activity By-law 2003-445. A permit runs for a period not exceeding three months and may be renewed, and the City may limit it to specified days or to part of a day. It also states plainly that these permits are not issued for parking personal or contractor vehicles.

The curb has its own geometry problem on new streets. The City asks for bags and approved containers to sit on the ground near the road, but not on the sidewalk, not on the roadway and not on top of a snow bank, out after 6 pm the night before and no later than 7 am. On a narrow new boulevard that is less room than it sounds.
The two jobs that come out of these streets.
The first is the twenty-year refresh on the early phases: junk removal in its plainest form, garage and basement clearing, and interior demolition when a finished lower level is coming back to studs.
The second is what a build leaves behind. Post-construction cleaning handles the dust and the debris once the trades are out, and water and flood damage restoration is the call when a lower level takes water, which a new house is no more immune to than an old one. Either way we sort as we load, so usable furniture goes to donation and recyclable material is separated before anything heads for a landfill.

The earliest phases are past their twentieth year, so what leaves is usually the first generation of everything: original deck boards, the fence, the builder appliances, and the basement finished in year three that is now being redone. Nothing in the community predates the early 2000s, so the pre-1978 paint question that governs a strip-out in older parts of Ottawa does not arise here. Model plans at Findlay Creek Village run from roughly 1,625 to 3,869 square feet across the two builders, and the bigger ones come with the garage and basement to match.
For one load on a free weekday it can be the right call, and we will say so. Trail Waste Facility Landfill is at 4475 Trail Road, off Moodie Drive south of Fallowfield Road, which from Bank Street is a run along the bottom of the city and back. It opens Monday to Friday from 7 am to 6 pm, closes every Sunday, and opens on selected Saturdays only, which the City lists on its Trail Waste Facility page. Check one thing first if the load comes from a business rather than a household: the City has a permanent ban on industrial, commercial and institutional waste at that site, with commercial leaf and yard waste, metal and e-waste still accepted.
