The Carpet and Rug Institute recommends a professional deep clean every 12 to 18 months.

Hot water extraction, not a surface pass
The extractor heats the water, injects it under pressure, and pulls it back out in the same stroke. The recovery pass is what matters. A machine that wets carpet without lifting the water back out leaves detergent in the pile, and detergent attracts soil, which is why a badly cleaned carpet looks dirty again in weeks.
Pet urine, treated before anything gets hot
Urine does not sit on top of carpet. It soaks through the backing into the underlay and often the subfloor, and the smell lives down there, not in the fibres you can see. The Carpet and Rug Institute is blunt about the wrong move: do not run a steam cleaner over a urine spot, because heat sets the stain and the odour.
Stairs, area rugs and upholstery
Stairs take the heaviest traffic per square foot in a house and are cleaned tread by tread with a hand tool, not a wand. Sofas and fabric chairs are extracted the same way at lower moisture. Where a rug needs a wash pit, or is wool or silk, we say so rather than guess.
Rentals and turnovers between tenants
A unit changing hands on the first of the month is a fixed deadline, and traffic lanes, doorways and stairs are what a viewing notices. We can pair the clean with a clear-out of whatever the last tenant left, which is usually what is actually holding up the turnover.

Walk the floor, then vacuum before any water goes in
We look at the fibre, the construction and the actual marks, and separate soil from permanent damage, so you know up front which spots are coming out and which are dye loss that no cleaning fixes. Then the floor is vacuumed thoroughly and furniture is moved or blocked, because most of what is in a carpet is dry grit and grit is far easier to remove before it turns to mud. Skipping that is the commonest reason a cleaned carpet still looks flat.
Pre-treat, let it dwell, then agitate
Traffic lanes and spots get a pre-spray suited to the fibre and time to work, because chemistry needs minutes rather than seconds. The pile is then groomed to lift matted fibres. On spots we blot rather than scrub, which is the Carpet and Rug Institute's own instruction: it warns not to scrub or use a brush, because bristles and scrubbing can damage carpet, with fraying and texture change the likely results.
Extract, dry-pass, then get air on it
The hot water pass lifts the suspended soil out. Recovery passes then pull back as much moisture as the machine will take, which decides both the drying time and whether the carpet resoils quickly. Air movers go on the damp areas. Keep the furnace or air conditioning running, because moving dry air is what takes water out of a room. Health Canada recommends holding indoor relative humidity between 30 and 50 percent, and a basement cleaned in July may need a dehumidifier.
Ottawa carpet spends half the year fighting road salt
From November to April every entrance and stair in this city takes in salt and grit on boots, and they do different damage. Grit is sharp and cuts the fibre underfoot, which is why traffic lanes go dull and grey long before the rest of the room ages. Salt is alkaline and it wicks, so if it is not rinsed out it blooms back as a pale crust every time the carpet gets damp. A cleaner who lifts the white marks and leaves the residue has bought you about three weeks. Basements are the other Ottawa fact. Health Canada's checklist says to consider removing carpets from the basement floor, and after a spring melt or a sump failure that stops being advice, because the same guide states mould can begin to grow within 48 hours where there is excessive moisture. If the carpet loses, the City decides how it leaves. ottawa.ca requires carpet to be tied and bundled to a maximum of 1.2 m (4 ft.) long, 60 cm (2 ft.) in diameter and 15 kg (33 lb.), each bundle counts as one of the three garbage items collected every two weeks, and large bulky items and furniture cannot be bagged. One room plus its underpad cuts into several bundles. We take the lot in one visit.
What drives the price.
Carpet cleaning is priced by the area actually cleaned and how much work the fibre needs, not by the number of rooms in the house. What moves the number: total square footage and how many rooms it splits across, stairs, counted on their own because a flight is closer to a room than a hallway in labour, how long since the last clean, and how much furniture has to be moved. Pet urine is quoted separately, because treating urine that has reached the underlay and subfloor is a different job with a different method, and sometimes the honest answer there is replacement. They solve different problems. Hot water extraction removes the most embedded soil because it flushes the pile and vacuums the water back out, but it needs drying time. Low-moisture methods such as encapsulation dry in about an hour and suit a light refresh or an office that cannot close. For a carpet that is genuinely dirty rather than dull, extraction is what works.
In a normally heated, ventilated room, walking-dry is usually 6 to 12 hours and fully dry closer to 24. Three things change it: how much moisture the cleaner recovered, the airflow, and the humidity. Ottawa in January dries fast because the indoor air is already dry. A humid July basement may need a dehumidifier.
Only if the urine stayed in the carpet. Once it reaches the underlay and subfloor, cleaning the surface removes the stain and the smell returns the first humid day. The Carpet and Rug Institute warns specifically against running a steam cleaner over a urine spot, because heat sets the stain and the odour. Bad areas need the carpet lifted and the underlay replaced.
The working rule is that soil comes out and dye does not. Anything that has removed the carpet's colour is permanent: household bleach, benzoyl peroxide from acne cream, some medications. Dyes that added colour are close to permanent too. Sun fading and worn-through traffic lanes are damage rather than dirt, and no cleaning restores them.
The Carpet and Rug Institute recommends a professional deep clean every 12 to 18 months, and notes manufacturers sometimes require it to keep a warranty intact, so read yours before letting it lapse. Households with pets, allergies or a busy front entrance sit at the shorter end. Between cleans, vacuuming and mats at the door do more than the clean itself.
When the problem is not dirt: the backing has delaminated and the carpet ripples, traffic lanes are worn through, urine has reached the subfloor across a wide area, or it has been wet. It depends why it needs cleaning. The Landlord and Tenant Board states a tenant must keep the unit to ordinary cleanliness and pay to repair damage they caused, but is not responsible for normal wear and tear. Its own example is a carpet worn after years of normal use. The Board also states the rent deposit can only be the last month's rent, not repairs.
