How it works

Start to finish.

  1. Walk the space

    We walk the site with you and count what actually drives the work: the floor area cleaned rather than the area on the lease, the floor types, how many washrooms and kitchens, how many entrances, and what your own staff already handle. A price given over the phone without that walk is a guess.

  2. Write the scope down

    Every task, and how often each one happens: daily, weekly, monthly, quarterly. A scope on paper is what makes the fiftieth visit look like the first, and what you hold us to when it does not.

  3. Set the hours

    Nightly, a few nights a week, or weekly, at whatever hour suits the building. Most commercial work runs after close, but where a site is easier in daylight, a clinic that shuts at lunch or a warehouse between shifts, we fit the crew to that.

  4. Clean to the checklist, and report the exceptions

    The crew works the agreed list. Anything that needs your decision, a stain that will not lift, a broken fitting, a consumable running out, comes back to you rather than being quietly skipped.

  5. Review and adjust

    Tell us what is being missed or over-serviced and we change the scope. A schedule nobody revisits stops matching the building inside a year.

In Ottawa, the bins are the part that catches people out

Two local rules shape this job, and neither is about mopping. The first is waste. A business is not on the same footing as a household here: the City of Ottawa runs a Yellow Bag Program for Small Businesses, and ottawa.ca states that a business has to apply, be approved, and then set garbage out every two weeks in pre-purchased City yellow bags, bought in advance from a Client Service Centre or one of the listed retailers. Two weeks is a long time when a cleaner empties your bins five nights a week, and anything the program does not cover is yours to move. The second rule is provincial. Under Ontario Regulation 103/94, an office building or retail complex of at least 10,000 square metres in a municipality of 5,000 people or more has to run a source separation program, and ontario.ca lists what must be separated: fine paper, corrugated cardboard, newsprint, glass bottles and jars, and aluminum and steel cans. Compliance sits with the building owner, not the cleaner, but a night crew that tips the paper bin into the general waste undoes the program. So we keep the streams apart as we collect them. Then there is winter, when salt tracked in from November through April dulls hard floors and blooms white on carpet, so entrances need more attention than the rest of the building.

Commercial cleaning is priced on a schedule, not on a single job, and we give you a fixed monthly figure after the walkthrough rather than a rate over the phone. What moves the number: the floor area actually cleaned, how many washrooms and kitchens are in scope, how many nights a week we attend, the floor types, the number of entrances, and whether consumables are on us or on you. Clinical and food-handling areas take longer per square metre than open office space, and a building with three washrooms on one floor is not the same job as three floors with one washroom each.   • Yes, and that is how most of our commercial work runs. We clean in the evening or overnight so your staff and customers never see it happen and nobody is working around a mop. If your space is easier in daylight, a clinic that closes at lunch or a warehouse with a gap between shifts, we fit the crew to that instead.

  • It tracks headcount and traffic, not floor area. A small office with a handful of people and no public visitors can run well on one visit a week, while a busy reception, a shared kitchen, or public washrooms usually need attention every day they are used. Ottawa winters push the frequency up between November and April, because salt at the entrance is a daily problem rather than a weekly one.

  • Yes, and it is the part most cleaning contracts leave out. Junk removal is our core service, so alongside a schedule we can haul what a bin was never going to take: old desks and chairs, broken equipment, filing purges, and end-of-lease leftovers. It matters here because the City's Yellow Bag Program for small businesses is a two-week cycle you have to register for, and anything outside it is yours to move.

  • Yes. Move-ins, move-outs, end-of-lease cleans, and the annual clean a weekly schedule never reaches are all one-off work, and you are not required to take a recurring contract to book one. If you want the space kept that way afterwards we can turn it into a schedule, but that is your call.
